1205 Colorado Ave TI
Originally constructed in 1969, this existing two-story structure, which previously housed the Santa Monica Seafood Warehouse, consisted of lightly reinforced masonry walls with a light panelized wood roof system.
In addition to mitigating minor damage sustained during the Northridge earthquake, NOUS provided an updated retrofit scheme that supports BA Collective’s architectural design intent. For moisture-damaged long-span glulam beams, a strengthening scheme preserved their visual impact, while out-of-plane anchorage throughout the space improved overall seismic performance. Existing masonry walls were strengthened with shotcrete to allow for new windows that create a naturally lit, open program, and at the southeast façade, special moment frames allow for an expansive glazed storefront.
